Question 1

What is cost-plus construction pricing?

Accepted Answer

Cost-plus pricing generally means project costs are charged under the terms of the signed agreement, together with the builder fee stated in that agreement. Cost definitions, allowances, fee structure, reporting, and approvals are project-specific. Review the written agreement before proceeding.

Question 2

How long does a custom home take to build?

Accepted Answer

Timing depends on the property, design, permitting, procurement, weather, and construction scope. Any planning range is an estimate, not a guaranteed completion date. The project-specific schedule and its assumptions should be confirmed in writing.

Question 3

What happens during pre-construction?

Accepted Answer

Pre-construction may include project discovery, property and site review, design coordination, scope development, selections, pricing, and scheduling. The services and decision points for a particular project are set out in its written agreement.

Question 4

How are changes handled?

Accepted Answer

The signed agreement controls how proposed changes are documented, priced, reviewed, and approved. Ask for the change-order process and written approval requirements before work begins.
